Mandalay Beach Club condos are in one of the nicest complexes on Clearwater Beach and they are located right on the beach just a little north of where the causeway comes into the beach area.
This is one of the newer complexes being built in 2002 and has 2 towers located on San Marco and Papaya Streets right off of Mandalay Avenue. Each building in the Mandalay Beach Club has 15 floors with mostly 2 bedroom 2 bathroom condos with 1400-1700 sq. ft. but there are some 3 and even 4 bedroom condos on the upper floors with 2,000 to 5,140 sq. ft.
Most of the condos are nicely appointed and have many luxurious upgrades. Some are a little more plain, but most are quite beautiful.
The Mandalay Beach Club complex does have gated security and a parking garage. As you would expect there is a heated pool and spa, fitness center and billiards room and you can walk right out to the white powder sand beach.
Monthly Fees range from $900 to $1375 for most units and $2050 for the largest units (as of the time of this post) depending on the size of the condo and the fees include Bldg Exterior, Basic Cable, Flood Insurance, Ground Maintenace, Manager, Recreation Facility, Roof, Security, Trash Removal, Water/Sewer.
Up to 2 pets are allowed with a maximum weight of 40 pounds.
Rentals are allowed but they must be a minimum of 30 days.
One thing to know when looking at listings, if you wonder about the differences in prices it’s important to know that the condo unit numbers that end with a 1 or 2 are on the back of the building directly on the beach with a full, direct Gulf and beach view. As the unit numbers increase (end with a 3 or 4 or 5 or 6) they are further back from the back of the building where the beach is. The ones directly on the beach are usually higher-priced and the ones further back are priced less. But you should know that the way the building is designed each condo has a balcony and living room that had a great view of the Gulf because they are angled rather than just facing to the side.
These condos are so popular that in Spring 2012 there were 5 of the condos that went under contract within a week with competing buyers on nearly all of them. Take a look on the listings page to see all the Mandalay Beach Club condos currently for sale (if you aren’t already registered you will need to register to view these listings).
