Cabana Club Condo on Sand Key has a different look and feel to it than nearly every other condo complex on Sand Key as you might be able to tell from the picture here.
These are 2 and 3 bedroom condos with 2 or 3 bathrooms (some also have a half bath) and the 2 bedroom units are typically a little more or less than 1400 sq. ft. while the 3 bedroom units range fro 1700 to 2000 sq. ft. The penthouse units are larger and range from about 2100 sq. ft. to 2800 sq. ft.
The Cabana Club Condo complex has a heated pool on the beach, a fitness room that has a view of the Gulf and tennis courts. There are some incredible views of the Gulf of Mexico from condos in this 2 building complex located on the west side of Gulf Blvd. in Sand Key. There is also under building parking.
Monthly fees for the 2 and 3 bedroom units are from $525 to $650 depending on the size and are proportionately higher for the penthouse units (at the time of this writing) and the fees include Building Exterior, Cable, Community Pool, Flood Insur, Ground Maintenance, Building Insurance, Manager, Pest Control, Recreation Facility, Roof, Trash Removal, Water/Sewer.
Small pets are allowed.
Rentals are allowed but they must be a minimum of 6 months.
There was a major renovation issue in 2011 that I found out about when a client showed interest in a condo in this complex. The Realtor I spoke with said that there was going to be an assessment of somewhere between $25,000 to $50,000 per owner for concrete restoration for both buildings. I have noticed in some listings since then that it was noted that the owner has paid the assessment but if you do find a condo in this complex it would be smart to make sure that this assessment has been paid for that unit (especially short sales and foreclosures).
