For the third year, restaurants on Clearwater Beach will participate in the Clearwater Beach Restaurant week.  At the kickoff party there will be bands playing and 40 tents where restaurants will offer free tastes of their food (there is a $20 fee for the kickoff party but a lot of those funds go to support the Clearwater Marine Aquarium).

You may have already eaten at Crabby Bills and Frenchy’s but I’ll bet that with 40 restaurants having tents there that there will probably be at least half of them you haven’t eaten at.

Here are some more details from the article about what will be going on:

For the party, 40 restaurant tents will line Beach Walk, each offering tastes of its menu favorites and competing to prove it is the best.

Bands will play on two different stages. And raffle tickets can be purchased for a chance to win baskets full of goodies from local sponsors such as Crabby Bill’s Beachwalk Bar and Grill, Clearwater Marine Aquarium, Busch Gardens, Frenchy’s restaurant and Island Dog Outfitters.

Those who enjoyed the event last year will find this year’s bigger and yummier, with more restaurants participating and a dozen sponsors and vendors.

Like wine? Check out the wine tasting, which will be part of Friday night’s festivities.

A recent article in USA Today refers to a new forecast that says home (which includes condos) prices will increase an average of 4% a year for the next 5 years.

We’ve definitely been noticing a tighter inventory lately (we’re at about a 4 month inventory for homes and a 5 month inventory for condos right now in Pinellas County) and more condos and homes being fought over by buyers.  Plus the median price for a condo is up almost 8% from last April and the median price for single family homes are up about 12% from last April.

The article points to Florida as one of the areas noticing a recovery in more cities than other states.

Meanwhile, Realtor.com says Florida has more cities than any other state that show the strongest signs of a housing recovery.  Read the full article on USAToday.com.

There are a lot of good points in this article that explains in part why some areas are seeing price increases and will likely continue to see them.

Buyers have to get off the fence now to get the condo or home they’ve wanted while they can still get them at the low end of the market.  But many are learning the hard way that they have to be prepared to pay closer to asking price and act quickly if they want to get the remaining good deals that are available.

When you want to sell your home or condo you want it to sell as quickly as possible and for the best price possible.  But what things should you be doing to make sure this will happen.

In 2011, Randall Cantrell who is a housing specialist with the University of Florida had a difficult time selling his home and was inspired to write a guide for homesellers which gives short-term and long-term fixes to keep a condo or home in the best condition to sell.

Making a condo or home appealing to buyers is an important factor in the home or condo selling quickly and getting the best price so it makes sense that keeping up with certain maintenance and appearance tasks would assist with this.

There are a lot of things that can be done that are not expensive but go a long way to making a home or condo more appealing to buyers and the guides Mr. Cantrell goes over a lot of these.

Here is just part of the information in these guides as discussed in an article on the Florida Realtor’s Association site:

In the short-term category for keeping one’s home ready to sell, he lists such tasks as ensuring that the doorbell works, that fences are painted, intact and have working gate latches, keeping cars parked neatly and taking care that the mailbox is properly maintained and has reflective address numbers.

Cantrell even suggests keeping a fresh-looking welcome mat at the front door.

“If a buyer sees one thing that looks like it hasn’t been taken care of, they will wonder what else hasn’t been taken care of,” he said.

In the long-term category, he suggests changes such as taking care that deck boards are flipped nice side up and fastened with screws rather than nails, ensuring that a garage door is sturdy and clean, that tree branches hanging near the house are healthy, and the roof’s shingles aren’t loose, wavy or faded.

Clearwater Beach to Get a Ron Jon and Hooters

For those of you that don’t know, Ron Jon is not a restroom named after me.  It’s a famous surf shop that originated out of Cocoa Beach Florida and has become extremely successful and popular.  So far the only Ron Jon in the Tampa Bay area was an outlet at the Tampa airport so this will be the actual first stand-alone store in the area.

The building that will house the new Ron Jon on its first floor is being built on Mandalay Ave. on Clearwater Beach and is expected to be completed soon.

And if that isn’t enough good news, to top it all off (pun sort of intended) the second floor will house a Hooters restaurant and on the 3rd floor will be a rooftop bar.  Surf shop and Hooters – sounds like a likely combination.

Another advantage of being a Clearwater Beach condo owner – views like this.

This is a dusk view at Clearwater Beach from the north end of the beach, more up near the Mandalay Beach Club and Sandpearl and looking south toward the Pier.

The red and sometimes purple sky at dusk and sunset is pretty typically throughout the year and the sunsets are spectacular.
